  • Regional Property Manager

    Job Locations US-CA-San Leandro, CA
  • We’re looking for a dynamic Regional Property Manager to work on-site at a mixed-use Retail/Flex center just south of Oakland in San Leandro. This position will be responsible for the day-to-day operation of an on-site center as well as oversee retail centers in San Francisco and Gilroy, CA. Total portfolio square footage is just over one million square feet.

    As the Regional Property Manager, one is held accountable to, however not limited to, the following job functions: 

    • Supervise an on-site staff consisting of an Assistant Property Manager, Engineer and contracted Janitorial and Security.
    • Implement the approved strategic management plan for assets assigned in portfolio.
    • Foster and maintain positive tenant relations through tenant and site visits, tenant meetings, correspondence, and by being accessible and providing timely and effective service and response.
    • Solicit bid proposals and coordinate execution and performance of contracts for a variety of services including landscaping, cleaning, security, and preventative maintenance to name a few.
    • Take initiative in advancing innovative solutions to attain “best-in-class” statuses for assigned properties and the larger portfolio.
    • Monitor tenant compliance with lease agreements and resolve problems as they arise 
    • Conduct regular site visits to assess condition of properties and to ensure that maintenance is being performed according to set standards. 
    • Identify and address issues and problems related to life safety, liability, and potential negligence situations that could impact Owner, its contractors, tenants and/or customers.
    • Prepare the annual budget and management plan.
    • Oversee various financial activities; accounts payable, monthly budget variance analysis, rent roll review and preparation of annual operating and capital budgets. Work with Accounts Receivable department as needed.
    • Work closely with Property Management, Property Accountants, Leasing, Construction, Asset Management, and Development departments.

    REQUIRED QUALIFICATIONS

    • Proven experience in property management/administration within a retail environment
    • Enjoy working in a fast-paced environment
    • Possess strong financial management skills
    • Strong focus on delivering results and providing exceptional tenant service
    • Excellent verbal and written communication
    • Self-motivated, self-directed and capable of working independently
    • Proven people management abilities
    • Proficient in Microsoft Office, including Word, Excel and Outlook
    • High degree of integrity
    • Minimum 7 years previous relevant experience

    PREFERRED QUALIFICATIONS

    • Bachelor’s Degree
