Business Development & Community Relations Manager

Position Summary:  Business minded Manager responsible for developing and implementing ancillary revenue and community programs for the retail center that are based on the center's strategic goals. The three main areas of focus are – Community Engagement, Ancillary Revenue and Market Research.


Business Development & Ancillary Income

  • Generate Ancillary Revenue through utilization of available assets at the property, including but not limited to, retail merchandising units, physical and digital advertising platforms, inline space and any monetizable common-area elements, to drive Net Operating Income on a monthly/annual basis.
  • Negotiate short-term license agreements and renewals
  • Ensure revenue generating assets meet Visual Merchandising standards and coordinate move-in, move-out and relocation schedules.
  • Ensure the property’s Ancillary Income plan is directed at achieving owner’s objectives; focused on leasing, sales, revenue, and cash collections; utilize local and centralized resources and tools available.
  • Source and maintain leads and deal sheets related to ongoing sales efforts; work cohesively and in sync with any internal and external sales teams to drive overall revenue.
  • Cultivate familiarity with key markets and communicate effectively about the corresponding industry to senior and local level executives.
  • Build strong relationships with clients and prospects to close sales.
  • Monitor, control, and adjust, as appropriate, Ancillary Revenue, and any expense budget, goals to meet year-end projections.
  • Develop and implement local and corporate sponsorship opportunities that will generate additional revenue.

Community Relations

  • Collaborate with all teams to develop and execute a comprehensive research-based strategic planning, which directs marketing and leasing efforts to enhance asset value.
  • Utilize existing, while developing new, relationships to serve as the human link between the property and the community served.
  • Schedule outreach meetings with local community members to discover their interests, insights and concerns. Report findings and share insights with local and executive teams.
  • Identify and monitor community and customer perceptions of the property; implement strategic planning to deliver a best-in-class retail experience.
  • Have thorough knowledge of the area market including all competitive properties, area, and customer demographics.
  • Develop and implement opportunities for cross promotion in the community to improve awareness of the property and increase pedestrian and vehicular traffic.
  • In concert with the General Manager, track and achieve measurable goals established during budget strategy and strategic planning sessions.

Education & Experience:

  • College Degree Preferred
  • 5 years relevant experience.

Required Skills:

  • Ability to travel, locally, on a frequent basis (up to 50%).
  • Proficient in Microsoft Office, including Word, Excel and Outlook. Smartsheet and Salesforce helpful but not required.
  • Success in multi-tasking while maintaining a strong attention to detail and desire to perform projects and actions with the highest quality results.
  • Maintaining personal skills and establishing relationships to advance professional networks and facilitate communication both within and outside the company.
  • Excellent communication skills, both in written format and oral presentation.
  • Strong organizational skills.
  • Ability to prioritize, work under pressure and adhere to tight deadlines.
  • Demonstrated self-starter, able to work independently with minimal supervision.
  • Ability to be proactive and demonstrate initiative in projects and tasks.
  • High degree of integrity.
