The Senior Director of Construction is responsible for the strategic planning and execution of all projects to facilitate the process from LOI through Delivery of Possession and project close out.  Projects shall include but not limited to small shop and big box tenant build-outs as well as expansions and redevelopments.

What you will do:

  • Coordinate with Legal, Leasing and Asset Management to ensure that lease language and terms of delivery are met. (ability to review and draft construction work letters)
  • Ensure all site and existing conditions including parking meet the lease required documentation and ensure delivery is achievable the earliest possible date
  • Manage architects, engineers, and all required consultants necessary to obtain permits and approvals to carry out landlord’s work
  • Provide budget estimates, as necessary, in a timely manner
  • Review tenant/landlord drawings to ensure they are in accordance with lease, existing conditions and budget
  • Procure bids through company bidding process
  • Ensure all required projects open on time or early and under or on budget
  • Track all projects and communicate progress to upper management when necessary
  • Supervision of a team of Construction Managers and Coordinators
  • Other duties that may be assigned from time to time

What you should have:

 

Education & Experience:

  • 10+ years’ experience in a construction related field
  • 3+ years’ experience in a supervisory role
  • Previous project management and retail a plus
  • Bachelor’s degree in Architecture, Civil Engineering or Construction Management preferred

 

Required Skills:

  • Strong interpersonal skills with an ability to interact with tenants and other departments
  • Proven ability to manage all aspects of construction projects effectively and efficiently including, but not limited to, scheduling, submittals and change orders
  • Strong problem solving and quantitative skills
  • Success in multi-tasking while maintaining a strong attention to detail and desire to perform projects and actions with the highest quality results
  • Ability to work well under pressure with multiple competing deadlines
  • Strong written and oral communication skills
  • High degree of integrity
  • Proven ability to expand areas of knowledge and learn new skills as circumstances require
  • Must be willing to travel 25-50% domestically.
