To support our growth, we are looking for an Operations Manager - Commercial Property Management who will be responsible for the day-to-day operations of The Shops at SkyView, a 560,000 SF enclosed mall in Flushing, New York, along with two smaller strip centers located in Brooklyn, New York, and Kearny, New Jersey. The Operations Manager should have a good understanding of the operating functions of each property, contracted service deliverables, preventive maintenance planning, and safety practices.

What you will do:

  • Coordinate the operational aspects of the property in a manner which protects, maintains, and improves the physical, aesthetic and experiential conditions of the property.
  • With respect to contracted services, assist the GM in overall execution of work services.
  • Maintain an effective working relationship with leasing and assist with existing condition surveys, tenant openings, and attend to potential tenants on property site tours.
  • Support the GM in all aspects of R&M planning, including monitoring and ensuring approved budgets, operational and capital, are affected on time and within budget.
  • Oversee all contracted services, including but not limited to Janitorial, Security, Snow Removal, Landscaping, Utility, HVAC, Parking and Fire/Life Safety; ensure all contracted deliverables are met and meet industry standards.
  • Process, track and support any insurance claims to ensure proper closeout, and future mitigation of exposure.
  • Work with inhouse and third-party professionals to ensure local codes and regulations are tracked and complied with.
  • Coordinate logistics for onsite marketing events in conjunction with the Director of Marketing
  • Assist Director of Ancillary income with coordination and operations of kiosk, vending tenants
  • Work cooperatively with Construction Department and tenant coordination to expedite the completion of Landlord work and delivery of possession.
  • Maintain positive tenant relations and promptly respond to all tenant requests.
  • Assumes additional responsibilities and performs special projects as needed or directed

What you should have:

  • BA/BS Degree from an accredited university
  • Prior commercial real estate experience is a MUST
  • 3-5 years relevant experience 
  • Proficient in Microsoft Office, including Excel, Word and Outlook.
  • Strong organizational skills.
  • Success in multi-tasking while maintaining a strong attention to detail and desire to perform projects and actions with the highest quality results.
  • Maintaining personal skills and establishing relationships in order to advance professional networks and facilitate communication both within and outside the company.
  • Excellent communication skills, both in written format and oral presentation.
  • Ability to prioritize, work under pressure and adhere to tight deadlines.
  • Demonstrated self-starter, able to work independently with minimal supervision.
  • Ability to be proactive and demonstrate initiative in projects and tasks.
  • Ability to travel 10-15% domestically, with periodical travel within the tri-state area

As of the date on which this job advertisement is posted, the Company anticipates that the pay range for this role is $115,000 - $130,000 (this represents the presently-anticipated low and high end of the Company’s pay range for this position). Actual pay may vary based on various factors, including but not limited to location and experience.
